• manage the design schedule and bid period requirements of the project,
• prequalify subtrades depending on the requirements of the project,
• maximize the project schedule through sequential bid periods to allow the designers to complete their work without sacrificing the project schedule,
• identify potential issues in trade sequencing and construction from the design outset, and
• schedule construction to avoid disrupting your existing operations.

Simply put, we manage the project on your behalf - the contractors are directly accountable to you, and we manage the construction, the schedule, and the risks.

We've used construction management and Total Project Delivery to design and renovate numerous projects in a variety of market sectors under seemingly impossible timelines: we converted industrial space to office space for Manulife within six months, and retail to office in four months; designed an addition and converted retail to office for Clarica within eight months; transformed retail to office for The Record within a year and relocated 300 employees without interrupting the paper's production; and many more. Our approach has also allowed us to dramatically reduce the cost to our clients: during the construction phase of the KCI infrastructure renewal, TWFP's construction managers lowered the pre-tender construction budget of $8.5-million to a final cost of $7.2-million.
